Booking direct
Why book directly with Stay Coastal IRB instead of Airbnb or Vrbo?
When you book here, there’s no booking platform in the middle, so there are no booking-platform service fees. You also deal directly with the people who look after the homes.
Is it the same home I saw on Airbnb or Vrbo?
Yes. These are the same homes, calendars and five-star reviews. Our listings are managed in one reservation system (OwnerRez), so availability stays in sync everywhere.
Is booking on this site secure?
Yes. Reservations and payments go through OwnerRez’s secure checkout, and you’ll receive a booking confirmation by email.
Who manages the homes?
Each home is professionally managed day-to-day by a local Indian Rocks Beach team, so help is close by during your stay.
What’s included in the price?
Your quote lists everything before you pay: the nightly rent, a cleaning fee, a Property Damage Fee, any pet fee, and taxes (currently 13% of rent plus fees). Is there a minimum stay?
Yes. The minimum is 3 nights for most dates, and some peak and holiday dates require 4 nights (it varies by home). The booking calendar shows the exact minimum for your dates. You can book up to about a year ahead.
When do I pay, and is there a damage deposit?
You pay the full total at checkout, and your reservation is confirmed once the charge goes through. There’s no refundable damage deposit. Instead, every booking includes a non-refundable Property Damage Fee: $99 per stay at Coastal Manor, Coastal Charm, Hideaway, Getaway, the Duplex and the whole Boutique building, and $49 per stay for a single Boutique unit. It’s a damage waiver that covers accidental damage up to a reasonable limit. It doesn’t cover intentional damage, negligence or damage from house-rule violations, and those costs can be charged to the card on file. We may also place a hold on your card to cover incidentals or damage.
What is your cancellation policy?
Cancel more than 30 days before arrival for a full (100%) refund of your total booking charges. Cancellations within 30 days of arrival aren’t refunded. The same policy applies to every Stay Coastal home, and the full wording is on our Policies page. Because plans can change, we recommend considering travel insurance, especially for stays during hurricane season (June–November).
Arrival & stay
What are check-in and checkout times?
Check-in is after 4:00 PM and checkout is before 10:00 AM. Early check-in is sometimes possible, so ask us once your booking is confirmed.
How do I get in?
Check-in is self-serve. Your lockbox or door-code instructions arrive in your pre-arrival message, usually the day before or the morning of arrival. Please don’t share codes outside your travel party. If anything looks off when you arrive, call us right away.
Is there parking?
Yes, every home has free parking. Hideaway and Getaway each have 2 off-street spaces, and each Boutique unit has private parking.
Can we have a party or event?
No. Parties and events aren’t permitted at any Stay Coastal home. Please keep outdoor music and pool noise neighbor-friendly, especially in the evenings and early mornings. Breaking house rules can end a stay without a refund.
What’s the maximum occupancy?
Coastal Manor 10 · Coastal Charm 8 · each Coastal Boutique unit 6 (whole building 24) · Coastal Hideaway 6 · Coastal Getaway 10 · Hideaway & Getaway together 16. Only registered guests may stay, and occupancy limits are strictly enforced.
Golf carts, beach & amenities
Do all homes come with a golf cart?
Yes. Coastal Manor and Coastal Charm have 6-seat carts, Coastal Hideaway has a 4-seat cart, and Coastal Getaway and each Coastal Boutique unit come with a golf cart too. Book the Hideaway & Getaway duplex and you’ll have two carts.
Can we rent an extra golf cart?
Yes. Extra carts can be rented: 4-seat $85/day, 6-seat $125/day. Rental carts require a primary renter 21 or older with a valid driver’s license and insurance card, plus a $250 security-deposit hold. They aren’t street legal, so no driving north or south on Gulf Boulevard, but you can cross Gulf Blvd to reach beach access points and park there.
How far are the homes from the beach?
Coastal Boutique: about 0.1 mile (~3-minute walk). Coastal Hideaway & Getaway: one block. Coastal Manor: about 0.2 mile. Coastal Charm: a short golf cart ride.
Do you provide beach gear?
Yes. Beach essentials are provided, including chairs, towels and umbrellas at Hideaway and Getaway, and chairs, towels, coolers and collapsible beach carts at Coastal Boutique.
Which homes have a pool or hot tub?
Coastal Manor has a heated pool and spa. Coastal Charm has a heated pool with a sun shelf. Coastal Hideaway & Getaway share a hot tub and game area between the two units’ guests, and booking both as the duplex gives you all of it to yourselves. There’s no separate pool-heat charge. Pools and hot tubs are used at your own risk, so please supervise children at all times.
Are kayaks included?
Yes. Kayaks come with Coastal Manor, Coastal Charm (two), Coastal Hideaway and Coastal Getaway, and Coastal Boutique has shared kayaks for guests. Always paddle with a buddy.
Do you have Wi-Fi, a full kitchen and laundry?
Every home has Wi-Fi and a full kitchen. Each Boutique condo has its own washer and dryer, and Coastal Charm has a washer.
Is there baby gear?
Coastal Boutique Unit 3 has a highchair. Ask us about other baby gear when you book.
Pets
Are pets allowed?
Yes, at most homes. The pet fee is $100 per pet, per stay.
- Coastal Manor: up to 2 pets.
- Coastal Hideaway or Coastal Getaway: 1 pet. Book both as the duplex and bring up to 2.
- Coastal Boutique units: 1 pet per unit. Units 1 and 2 welcome one well-behaved dog under 40 lbs with prior approval. Book the whole building and bring up to 4.
- Coastal Charm: no pets.
Area & getting here
Which airport should I fly into?
St. Pete–Clearwater International (PIE) is about 30 minutes away and Tampa International (TPA) about 50 minutes, depending on traffic.
How far is Clearwater Beach?
Clearwater Beach is just north of Indian Rocks Beach, an easy drive for a day trip.
Is there a rental license?
Yes. Our homes are licensed with the City of Indian Rocks Beach (Business Tax Receipts: Coastal Manor #2464, Coastal Charm #2433, Hideaway/Getaway #2463).
