Check-in & checkout
- Check-in: after 4:00 PM. Checkout: before 10:00 AM. This applies to every home.
- Early check-in is sometimes possible. Ask us once your booking is confirmed.
- Self check-in: your lockbox or door-code instructions arrive in your pre-arrival message, usually the day before or the morning of arrival. Please keep codes within your travel party.
Minimum stay
- 3 nights for most dates at every Stay Coastal home.
- 4 nights for some peak and holiday dates (for example around Thanksgiving, Christmas, Presidents’ week, mid-March, Memorial Day and July 4, depending on the home). The booking calendar shows the exact minimum for your dates.
- You can book up to about one year ahead.

*The Property Damage Fee is a non-refundable damage waiver.
- Taxes are collected at checkout and are currently 13% of rent plus all fees.
- Your quote lists every charge (nightly rent, fees and taxes) before you pay.
Payment
- Payment in full at checkout. You pay the full total when you book: nightly rent, fees and taxes. Payments are processed securely by our payment provider.
- Your reservation is confirmed once the charge goes through successfully.
Damage & security
- Every booking includes a non-refundable Property Damage Fee: $99 per stay, or $49 per stay for a single Coastal Boutique unit. It works as a damage waiver, covering accidental damage during your stay up to a reasonable limit.
- The waiver doesn’t cover intentional damage, negligence, or damage caused by breaking the house rules. Guests are responsible for those repair or replacement costs, which may be charged to the card on file.
- We may also place a hold or pre-authorization on your card to cover incidentals or damage.
Cancellation
This policy applies to every Stay Coastal IRB home:
“One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued.”
In plain English: cancel more than 30 days before arrival and you get a full refund. Cancel within 30 days and there’s no refund.
- Refunds may take several business days to appear on your statement, depending on your card provider.
- Because plans can change, we recommend considering travel insurance, especially for stays during hurricane season (June–November).
Pets
- Coastal Manor: pets welcome, up to 2, $100 per pet per stay.
- Coastal Charm: sorry, no pets.
- Coastal Hideaway / Coastal Getaway: 1 pet per unit, $100 per stay. Book both as the duplex and bring up to 2 pets ($100 each).
- Coastal Boutique: 1 pet per unit, $100 per stay. Units 1 and 2 welcome one well-behaved dog under 40 lbs with prior approval. Book the whole building and bring up to 4 pets ($100 each).
- Please tell us about your pet when you book.
House rules
- No parties or events.
- Respect occupancy limits: Manor 10 · Charm 8 · Hideaway 6 · Getaway 10 · Duplex 16 · each Boutique unit 6 · whole Boutique building 24. The home is for registered guests only.
- Be a good neighbor. Keep noise down, especially in the evenings and early mornings. Outdoor music and pool noise carry, so please treat the neighborhood like home.
- Follow posted house rules and any HOA rules. No illegal activity, and no smoking where it’s prohibited.
- Parking: use the marked guest spots and keep neighbors’ driveways clear.
- Trash: bag it, close the bin lids, and follow the pickup-day notes in your guest guide.
- Breaking these rules may end a stay without a refund, and the guest is responsible for the resulting costs.
Golf carts
- Every Stay Coastal stay includes a golf cart. Your arrival information covers the cart and how to use it.
- Need more seats? Extra carts can be rented: 4-seat $85/day, 6-seat $125/day.
- Rental cart rules: the primary renter must be 21 or older with a valid driver’s license and insurance card, and a $250 security-deposit hold applies. Rental carts are electric and not street legal, so no north/south driving on Gulf Boulevard. You may cross Gulf Blvd to reach beach access points and park there. No pets or smoking on rental carts. Keep it charged: plug it in overnight and whenever it’s parked, because battery gauges can overstate how much range is left.
Pools, hot tubs & safety
- Coastal Manor and Coastal Charm have heated pools, and pool heat isn’t charged separately. Coastal Manor also has a spa. Hideaway & Getaway share a hot tub and game area between the two units’ guests, or book both to have it to yourselves.
- Pools, hot tubs, kayaks, carts and other equipment are used at your own risk. Please supervise children at all times.
- Every home has smoke and carbon-monoxide detectors and exterior security cameras.
